The short version:

  • We only use your details to handle your eligibility check and give you advice.
  • We never sell your data, and we don't pass it to other brokers or lead buyers.
  • The eligibility check is not a credit application — we don't run any credit search, hard or soft.
  • Marketing is strictly opt-in, and you can opt out at any time.
  • You can ask for a copy of your data, or ask us to delete it, whenever you like.

Who we are

Mortgage Qualifiers is a trading style of Craddock Financial Solutions Ltd (the data controller for this website). Craddock Financial Solutions Ltd is an appointed representative of CMME Mortgages and Protection Limited, which is authorised and regulated by the Financial Conduct Authority, Firm Reference Number 414798.

What we collect

When you use the eligibility check: your postcode, employment situation, approximate income, credit history (such as CCJs, defaults or missed payments), living situation, deposit and target property price, your name and date of birth, and — at the final step — your phone number and email address. If you leave the check part-way through, we keep the answers you've given so far so an advisor can still help if you come back.

When you chat with Lenny: the messages you type, including any details you choose to share about your situation.

When you book a callback: your chosen day and time.

Technical data: your IP address (used briefly for security and rate-limiting). Your check progress is also saved in your own browser's storage, on your device — that never leaves your device by itself.

How we use it

  • To handle your eligibility check — a qualified advisor reviews your answers against lender criteria and contacts you with the result, using the consent you give at the final step of the check.
  • To arrange and make your callback at the time you choose.
  • To answer your questions via the Lenny chat assistant.
  • To keep the service secure (rate-limiting, abuse prevention) — this is in our legitimate interest.
  • Occasional mortgage tips and updates — only if you tick the optional marketing box, and you can opt out at any time.

We do not sell your data, share it with other brokers, or pass it to marketing lists. Completing the check does not involve any credit search and does not affect your credit score.

Lenny, our AI assistant

Lenny is an AI chat assistant, not a human advisor, and nothing it says is financial advice. Chat messages are processed by Anthropic (the AI provider behind Lenny) to generate replies. Please don't share details in chat that aren't needed for your question — Lenny will never ask for things like bank details or your National Insurance number. If you give Lenny your contact details so an advisor can call you, they're saved as an enquiry just like the eligibility check.

Who we share it with

  • Our advisor team at Craddock Financial Solutions Ltd, who handle your check and callback.
  • CMME Mortgages and Protection Limited, our regulatory network, where required for compliance oversight.
  • Service providers who run the technology for us: our website hosting provider, Anthropic (AI chat processing), and — if we use one — a workflow tool that moves enquiries into our diary/CRM. They process data on our instructions only.
  • Lenders — only later, and only with your agreement, if you choose to proceed to an application with your advisor.

Some providers (such as Anthropic) process data outside the UK. Where that happens, transfers are protected by UK-approved safeguards such as the International Data Transfer Agreement or equivalent contractual protections.

How long we keep it

  • Completed enquiries (submitted checks, bookings, chat-captured leads): kept while we handle your enquiry and then in line with FCA record-keeping expectations — typically up to 6 years.
  • Partial checks (started but not submitted): up to 12 months, then deleted.
  • Chat transcripts: up to 12 months.

Cookies & tracking

The site itself sets no cookies. Your check progress is saved in your browser's local storage on your own device so you can pick up where you left off — you can clear it any time via your browser settings.

If advertising measurement is enabled (Google tags), a consent banner asks you first — nothing is set unless you choose "Accept cookies", and choosing "Essential only" doesn't change how the site works. Your choice is remembered in your browser's local storage; clear the site's data to be asked again.

Your rights

Under UK GDPR you can ask us to:

  • give you a copy of the data we hold about you (a "subject access request"),
  • correct anything that's wrong,
  • delete your data ("right to be forgotten"),
  • stop using it for marketing (or anything based on legitimate interests),
  • restrict how we use it, or give it to you in a portable format.

Just email info@mortgagequalifiers.co.uk — we'll respond within one month. Withdrawing consent doesn't affect anything done before you withdrew it.

If you're unhappy with how we've handled your data, you can complain to the Information Commissioner's Office at ico.org.uk or on 0303 123 1113.

Changes to this page

If we change how we use your data, we'll update this page and the "last updated" date above.

Your property may be repossessed if you do not keep up repayments on your mortgage.
